The villa is located in a very panoramic position among vineyards and olive groves on the hills northeast of Lucca, about seven miles from the town. The area is very well known for its beauty, as well as the quality of its wines and olive oils. The nearest food stores are just under two miles away, and the entrance to the highway at Capannori is not far away.

Gragnano was beautifully restored in 2002, and it is a very spacious and light- filled villa. The interiors are furnished with a nice combination of high quality antique and modern furniture.

All but one of the bedrooms is on the first floor. Two double bedrooms have doors that open on the garden (each of them has an ensuite bathroom). The twin bedroom and another double bedroom share a bathroom with a bathtub and separate shower. A powder room is on the mezzanine floor.

The living room with fireplace, dining room, and well-equipped eat-in kitchen are on the second floor. The third floor has a double bedroom, a sitting area and bathroom.

The views from Gragnano are stunning. The flat front garden has a swimming pool (38x20 feet) placed to enjoy these beautiful views. In the garden there is a small building which has an external kitchen (complete with dishwasher, refrigerator, plates and cutlery). It is near a pergola, for outdoor dining, furnished with a barbeque.

Maid service is included in the price 3 hours a day, 3 days a week, and a cook is available for an extra charge. The villa has a telephone, washing machine, clothes dryer, dishwasher (2), small electric appliances, and independent heating.
