Special Characteristics

Il Palagio is an impressive ancient farmhouse with roots dating back to 400 AD that has been meticulously restored to preserve all the original materials and maintain the character of the structure. The fortified farmhouse retains an elevated watchtower and an internal cloister-like courtyard. Vine-covered pergolas and ivy-draped walls are sprinkled liberally about the complex, which is also a working farm that produces excellent Chianti vintages and olive oil.

The farmhouse has been exactingly renovated to keep all the original features and historic charm. Exposed stone walls, time-ripened terracotta tiles, and hewn-wood beams are quintessentially Tuscan. The views are wonderful! Each apartment has been carefully restored for comfort while retaining historic touches. The apartments have a full kitchen complete with gas range, oven, refrigerator with freezer, dishwasher and all necessary equipment. Exposed stone walls, terracotta tiled floors and old-style wood beamed ceilings, original artwork, spotless bathrooms, a washing machine, satellite TV with DVD player and stereo with CD players are found in all the apartments. Maid service is an extra charge and is mandatory for all apartments.

Outside, the extensive property is dotted with alluring cypress trees and crisscrossed with vineyards. Garden areas are lush and carefully tended. The house sits in a commanding position overlooking vineyards, valleys and surrounding rolling hills. Views stretch out over the beautiful sun-drenched countryside.

Each apartment has its own outside space, but guests share a large common area. A stone barbecue and wood-burning pizza oven are available for guests' use, along with a covered dining veranda. A large swimming pool (21x42 feet) rests below, protected by a stone wall and hedges. A children's playground provides entertainment for the kids. A fax machine and Internet access are available during business hours in the estate office. The owners are welcoming and generous with information and suggestions. They can arrange an in-villa cook, cooking classes, wine tasting, or babysitting on request.

Panzano, a one-mile walk from Il Palagio, has all the stores and facilities needed. Greve in Chianti is a short drive, and Florence and Siena are about 18 miles away.

TOTTOLO (6): A living room with stone-vaulted ceilings, a huge hearth, and a spacious dining room make Tottolo a charming choice. A massive archway separates the living space from the dining room, which has a large window to let in light. The roomy eat-in kitchen has a counter-top cooking hearth along with all the modern appliances. Rustic furniture also offers casual kitchen dining. All of the bedrooms are separated or set off on different levels to feel more private. One bedroom has an ensuite bathroom, one contains a romantic canopy bed, and the third features an ancient barrel-vaulted stone ceiling. A second bathroom has a triangular bathtub, separate shower, and double sinks. Tottolo has a private terrace and a door opening into the internal courtyard.

TOTTOLINO (4): Charming and sunny, Tottolino is entered through the internal courtyard and up a flight of steps. The living and dining space is tastefully outfitted with quality fixtures and furnishings. A large, open fireplace is the room's focal point, and the walls are original stone that were once part of a lookout tower dating back to Roman times. A skylight lets in the sun and casts a warm glow on the ancient stones. The kitchen contains everything for meal preparation, including a wood-burning hearth for grilling, built right onto the countertop. One of the double bedrooms has an ensuite bathroom with a shower. A second spacious bathroom serves the other double bedroom and has a door opening onto a furnished terrace that overlooks the garden. Fantastic views abound from every window. The kitchen, living room and the bedrooms have ceiling fans.

TORRE DI TOTTO (6): Warm and welcoming, Torre di Totto's beautiful living room is graced with exposed stone walls, aged wood beam ceilings, and a massive fireplace. A hewn chestnut wood table and chairs and comfy furnishings round out the room's appeal. A door from the living room leads to a private terrace with panoramas of the captivating countryside. The kitchen is well stocked with all the necessary equipment for preparing delectable Mediterranean meals. The three double bedrooms are separated from each other, ensuring plenty of privacy. One bedroom has an ensuite bathroom with a shower, while two other bathrooms have showers. A bedroom is intriguingly placed up a wooden staircase in the former tower, offering spectacular views.

There are three other apartments on the grounds of Il Palagio, two of them for four people, and one apartment for two people.
