Located in the green hills of Umbria, very close to the border with Tuscany, Villa Niccone is a luxury accommodation for six people. The lovely and well-tended grounds, the beautiful restoration of the old farmhouse, and the fine, interior furnishings make this a special place for those who love elegance and comfort. The property offers convenient access to major areas of Umbria and Tuscany. Cortona and Arezzo are each less than 30 minutes away, while Florence is about 90 minutes away.
A multi arched living/dining room is the focal point of the interior of the villa’s first floor. Five French doors and two picture windows flood the room with sunlight. The living room space has two sitting areas, each with comfortable furniture and many antique pieces. From the living room, there are excellent views to the surrounding unspoiled Umbrian countryside.
The well-equipped kitchen has granite counters, lovely cabinets in a blond wood and wood floors. One of the owners is an excellent cook, so the kitchen has been fully outfitted. A door from the kitchen leads to a large covered terrace running the length of the villa, inviting guests to dine “al fresco” or just to relax in the comfortable seating area on the terrace.
A library/office, an entrance hall and a powder room complete the first floor. The library/office has a high-speed Internet connection. Adjacent to this room is the laundry room with a washing machine. The second floor is reached by a stone staircase. At the center of this floor is a second living room with a working fireplace. The room has several sitting areas, including two comfortable chairs on either side of the fireplace.
To one side of the living room is the large master bedroom with a king size bed, large screen TV (satellite) and DVD player. The ensuite bathroom is very well appointed, including a Jacuzzi bathtub from which there are views to the countryside and a separate shower stall, as well as two sinks. Off to the other side of the second floor living room are two additional spacious double bedrooms with bathrooms. One bedroom has a more rustic feel than the other two, and its bathroom is across a small hallway.
Access to the pool area is via a path up the hillside behind the villa that passes through nicely landscaped grounds with flowers and fruit trees. The pool is approximately 40 by 20 feet in size, and is surrounded by palm trees and hedges. It has a deep end for diving. Umbrellas and wicker furniture are available for guest use at the pool. Immediately behind the pool is a stunning patio area with a barbeque, a sink, and tables and chairs for outside dining. From the pool and patio area there are terrific views of the rolling countryside.
When guests are in residence, the owners reside in an apartment beneath the pool area that has its own independent access. They feel it is their responsibility to assist guests as needed, but otherwise will respect the privacy of guests resident in the villa. Upon arrival, the villa will be stocked with some basic items. Upon request, an initial shopping of groceries can be done for guests. Three dogs and one cat are on the property, and they run freely. Additionally, in a fenced area above the pool, there are four alpaca.
Villa Niccone is available from May through September.
